A loan amortization schedule is a table showing every EMI payment broken down into the principal repayment and the interest component, along with the outstanding balance after each payment. It shows you exactly when your loan will be fully repaid and how much interest you will pay in total.
In the early months, your outstanding principal is high, so the interest portion of each EMI is large and the principal portion is small. As the loan progresses, the outstanding balance reduces, interest decreases and more of each EMI goes toward repaying the principal. This is how reducing-balance home loans work.
A part-prepayment reduces the outstanding principal immediately, which means less interest accrues in subsequent months. You can either reduce your tenure (keeping EMI the same) or reduce your EMI (keeping tenure the same). Reducing tenure saves more total interest.
